Rental Fee:

The daily rental rate for the property is __  per event. ________ _due and payable by cash, cashier’s check, or money order to Bessie Davis/Cynthia Cash-Greene on/or before_T__. 

Deposits:

Tennant will pay the following deposit and/or fees upon signing the Agreement. Deposit is refundable if cancellation is made ten (10)days before arrival.

A deposit of 25% $___0_due 30 days prior to engagement, will be deducted from the total rental fee. CDC guidelines are required. Pay on arrival.

By signing this contract, you also agree to the following:

1. Tenant shall not lease, sublease or assign the premises to any other party. (Check in at/after 3:00 PM; Check out by 11:00 AM)

2. Landlord may enter the premises at reasonable times for the purpose of inspection, maintenance, or repairs, and to show the premises to prospective Tenants. Reasonable notice will be provided.

3. Tenant agrees to occupy the premises and shall keep the same in good condition, with reasonable wear and tear, and shall not make any alterations thereon without the written consent of the Landlord. Vehicles are parked at the owners risk.

4. Tenant agrees not to use the premise in such a manner to disturb the neighborhood. Tenant further agrees not to maintain a public nuisance and not to conduct business or commercial activities on the premises. Outdoors music must be kept at a listening level and cease at 8:00pm or at dusk.

5. Alcohol and Illegal Drugs are strictly prohibited. Cigarette smoking must occur outdoors. Garbage must be bagged and placed outdoors. Bedding must be placed at foot of beds and towels in bathtub.

6. In a dispute between the Landlord and the Tenant which gives to any action in court, the tenant will pay the court cost and reasonable attorney fees.

7. Additional party items such as bouncy houses, slides, tents must be approved prior to rental. Additional charge is applicable.
